The Deregulation Act 2015 introduces a number of important changes to when a landlord may serve a Section 21 Notice in order to regain possession of their property. The Act is designed to improve the possession process for landlords and tenants. See the ARLA Fact Sheet for information about what this means and what you need to do.

As part of the changes the Department for Communities and Local Government (DCLG) has introduced a new form that landlords must use when they are relying on a Section 21 eviction. The aim is to help landlords save time and inconvenience plus helping them to get their property back as soon as possible.

The form must be used for tenancies entered into on or after 1 October 2015. However, the DCLG also encourages landlords to use the form for tenancies entered into before that date in order to reduce the capacity for error.
